BASIC SERVICE

We look at each clause of the Lease and provide a written explanation, in plain English, of what it means. Our reports have been designed, over many years, to provide the key information first and then to follow an easy to read explanation of the individual clauses. Where there are issues – we make it easy for you to see and understand them.

We'll redraft up to 5 clauses, if we don't like them, and give the reasons behind the redraft, so that you can negotiate the change with the landlord's lawyer. Any more than 5 and we may well be telling you not to go ahead!

The Report will tell you if there are problems and, if we think the lease is bad – we'll tell you.

PREMIUM SERVICE

High Street service, but better! We'll get you the same Report as the basic service but we'll do all of the other legwork for you.

In simple terms, we'll:

  • Carry out the "due diligence" - a series of questions designed to pick up all the problems that may come up with the lease and your occupation of the property
  • Suggest and organise the "searches" you need - enquiries made of the Council and sometimes utility suppliers to pick up issues which might otherwise be overlooked
  • Carry out the lease negotiations - using our experience, we'll contact the landlord's lawyers and carry out all negotiations we think are appropriate
  • Do anything else that's needed to get the deal done
